554 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and grant to Maurice Yosinoff and Sylvia S. Yosinoff, his wife, of 50 Susseter Street, Providence, 7, Rhode Island, in G.F.S. quit claim: With Warranty Covenants the land allotted and lying in the Town of Charlestown in the State of Rhode Island, last out defined and delineated as Lot Two-Hundred and Forty-three (243) on that plat entitled, "OCEAN RIDGE Plot Two" July, 1936, in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and filed 1/29/1957, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8 together with the right to use the roads and streets as they are laid out upon the plat beforehand referenced and to also along together with the right to use in common with the others, the way forty (40) feet in width designated as "Private Right of Way" and the park and boat landing land laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8 at page 11. By reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or line conduits, drains, gas pipes or sewers, and other similar constructions necessary or convenient for the purpose of providing utilities to the remaining lands of the service of the land hereby conveyed for and convenient for adjusting adjacent property.
