550 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, hie of wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid, grant to Joseph R. Devin and Irene Devin, his wife, of 250 Hoxsie Avenue, Hoxsie, Rhode Island, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delivered as Lots One-Hundred and Ten (110) and One-Hundred and Eleven (111) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and plat filed May 9, 1954, by Wilfred R. A. Eslerian, Engineer, which plat is recorded in the office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 57, together with the right to use the roads and streets as they are laid out upon the plat aboveheretofore referred to and to have and hold the above described land together with its common areas, the wharf (party 40' feet in width) designated as "Private Right of Way" and the park boat landing laid out and designated as "Park Boat Landing" upon that plat entitled, "Ocean Ridge Plat and Boat Landing" recorded in the Said office of the Town Clerk in Charlestown in Plat Book 2 at page 57 and in the Office of the Town Clerk in the Town of South Kingstown in said State in Plat Book 5A at page 21. Reserving nevertheless, to those grantors and their heirs and assigns the rights to the roads and streets, telephone and electric pole lines on the described land, and the right to use the roads and streets as they are laid out upon the plat aboveheretofore referred to provided that no buildings be erected by the grantors for the duties, purposes and use of any other person. The grantors further reserve the right of ingress and egress over and around the described land for the purpose of accessing the service of the land hereby conveyed for and adjoining adjacent property. The grantors further reserve the right to the use of said easements to any person, firm or corporation for the purpose of. The use of the land hereby conveyed is subject to the following restrictions: the (1) There shall be no building constructed on any lot except a single-family dwelling to be situated no closer than Twenty (20) feet from its boundary of the property or Eight (8) feet from the boundary of any adjoining lot. (2) No building shall be constructed on any lot except a single-family dwelling. (3) No building shall be constructed on any lot except a single-family dwelling to be situated no closer than Twenty (20) feet from the boundary of the road from which said lot is accessed. (4) All buildings constructed for use of the property shall be constructed of fire proof materials. (5) No building shall be constructed on any lot except a single-family dwelling.
