549 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and quit claim to Leo J. Tierney and Ann G. Tierney, his wife, of 989 Maple Avenue, Hartford, Connecticut, in the sum of One Dollar ($1.00) and other good and valuable consideration, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and defined as Being Lot Two-Hundred and Nine (209) on that plat entitled, "OCEAN RIDGE Plat Two," in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted (by William R. Eastaughseng, engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Book 2 at page 54), together with the right to use the roads and streets as they are laid out upon the plat beforehand referenced or in common with other parties to the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park lot beforehand laid out and designated as "Park and Boat Landing" upon the plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk of the Town of Charlestown in Book 2 at page 54 and in the Office of the Town Clerk of the Town of South Kingstown in Book 2 at page 54. Reserving covenants, in these grants and in the grants heir and assigns the right to install in the roads and streets, embankments and electric poles line or conduits, drains, water mains, sewer mains, gas mains, telephone and telegraph lines and for any facility deemed convenient or necessary now or hereafter by grantees or successors to the service of the land hereby conveyed and for adjusting and adjoining property. The grantees further reserve the right to assign the use of said easements to any person, firm or corporation who shall purchase the land hereby conveyed. The land beforehand described is conveyed subject to the following restrictions: (1) All buildings shall be set back from the road line (the road line being the center of the road) a distance of
