549 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and paid to Leo J. Tierney and Ann G. Tierney, his wife, of 989 Maple Avenue, Hartford, Connecticut, the sum of One Dollar ($1.00), with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and defined as Being Lot Two-Hundred and Nine (209) on that plat entitled, "OCEAN RIDGE Plat Two," in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( July, 1954, ) witnessed R. Eastridge/Engines, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Book 2 at page 54, together with the right to use the roads and streets as well as any outlet upon the land beforehand referred to Charlestown, in Book 2 at page 54 and to also together with the right to common use in others, the way (forty 4') feet in width designated as "Private Right of Way" and the back part land lying denoted as and designated as "Park and Boat Landing" under the plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk of the Town of Charlestown, in Book 2 at page 54 and in the Office of the Town Clerk of the Town of South Kingstown in Book 2 at page 54. But reserving ourselves, in these grants and heirs and assigns the right to install in the roads and streets, underground and electric pole lines or conduits, water, sewer and other utility lines, and to maintain the same, provided that no permanent structure be erected or maintained by grantees for the service of the land hereby conveyed and for adjoining adjacent property. The grantees further reserve the right to assign the use of said easements to any person, firm or corporation who may purchase the land. The land beforehand described is conveyed subject to the following restrictions: (1) All buildings shall be set back from the road (Street) at least fifty (50) feet and from the boundary of the
