547 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, of his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Carmin Alessandro Alessandro and Rose Alessandro, brother and sister, of 86 Hawkins Street, Providence, Rhode Island, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, all said outlined and delineated as Lot Four-Hundred and Nineteen (419) on that plat entitled "OCEAN RIDGE Plat Five" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted [?] June, 1954, by Wilfred R. Eames, Engineer, which is plat is of record in the Office of the Town Clerk of the Town of Charlestown, R.I. Book 43 page [?], together with the right to use the roads and streets as they are laid out upon the plat the heretofore referenced or in common with other ways, the way forty (40) feet in width designated as "Private Right of Way" and the park and boat launching land laid out and designated as "Park and Boat Landing" under and specified in the recorded said Office of the Town Clerk of Charlestown in Plat Book 43 page [?] and in the Office of the Town Clerk of the Town of Charlestown in Plat Book 43 page [?]. But reserving nevertheless, to this grantor and their heirs and assigns the rights to the right in roads and streets, telephone and electric poles or lines or conduits, water pipes and conduits, and other similar facilities for our family devoted convenience or necessary or commonly said by grantors for the service of the land hereby conveyed and for servicing and adjoining properties. The grantors reserve the right to assign the use of said easements to any person, firm or corporation. The land heretofore described is conveyed subject to the following restrictions: 1.
