546 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid from Joseph R. Phinney and Helena L. Phinney, his wife, of 2712 Elmwood Station, Providence 7, Rhode Island, quit claim to Archibald F. Paul and Marion Paul, his wife, of 845 New Britain Avenue, Hartford, Connecticut with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Being Lot Eighty (80) on that plat entitled, "OCEAN RIDGE Plat One Platted (May & June, 1954)" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and signed William R. [?] Engineer, which plat is on file in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 page 1 together with the right to use the roads and sewers as they are laid out upon the plat beforehouse referred to and to have and hold the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" on the park and the boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 2 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 5A at page 14. But reserving nevertheless, to the grantors, their probate and heirs and assigns the right to install in the roads and streets, trenches and telephone and electric poles and line or conduits, gas pipes and water pipes and to maintain same. The grantors further reserve the right to construct or designate by said grantors for the use of the service of the land hereby conveyed for and adjoining adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of the sale of the land. The land hereinabove described is conveyed subject to the following restrictions: (1.) There shall be no building constructed on any lot except a one family dwelling house not to exceed twenty (20) feet from any boundary of the parcel or Eight (8) feet from the side boundary except where the boundary of the plat intersects from the road and boundaries of such lot. (2.) All buildings constructed are restricted to residential purposes only. (3.) No building shall be erected on any lot unless it is accompanied by a garage. (4.) No business of any kind whatsoever shall be conducted for use of mothers. (5.) All buildings constructed are restricted to residential purposes only. (6.) No livestock shall be kept on any lot. (7.) No trailer or camper shell shall be used for residential purposes. (8.) No commercial vehicles shall be parked on any lot. (9.) No fence shall be erected on any lot without the consent of the association. (10.) No signs shall be placed on any lot. (11.) No trees shall be cut or removed from any lot without the consent of the association. (12.) No waste materials or trash shall be stored on any lot. (13.) No boats, trailers or accessory buildings shall be set up for dwelling. (14.) No swimming pools shall be installed on any lot without the consent of the association. (15.) No pets shall be allowed to run loose on any lot. (16.) No noise or other nuisance shall be created on any lot. (17.) No dogs shall be permitted to run loose on any lot. (18.) No garbage or trash shall be burned on any lot. (19.) No fire pits shall be installed on any lot. (20.) No fences shall be installed on any lot. (21.) No hedges shall be planted on any lot. (22.) No shrubs shall be planted on any lot. (23.) No grass shall be left uncut on any lot. (24.) No weeds shall be allowed to grow on any lot. (25.) No junk or scrap metal shall be stored on any lot. (26.) No automobiles shall be repaired on any lot. (27.) No machinery shall be operated on any lot. (28.) No animals shall be kept on any lot. (29.) No poultry shall be kept on any lot. (30.) No bees shall be kept on any lot. (31.) No gardens shall be planted on any lot. (32.) No greenhouses shall be constructed on any lot. (33.) No sheds shall be constructed on any lot. (34.) No porches shall be constructed on any lot. (35.) No balconies shall be constructed on any lot. (36.) No decks shall be constructed on any lot. (37.) No patios shall be constructed on any lot. (38.) No walkways shall be constructed on any lot. (39.) No driveways shall be constructed on any lot. (40.) No parking areas shall be constructed on any lot. (41.) No landscaping shall be done on any lot. (42.) No irrigation systems shall be installed on any lot. (43.) No lighting shall be installed on any lot. (44.) No drainage systems shall be installed on any lot. (45.)
