546 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid from Joseph W. Phinney and Helena L. Phinney, his wife, of 2712 Elmwood Station, Providence 7, Rhode Island, quit claim to the said Joseph W. Phinney and Helena L. Phinney, his wife, and their heirs and assigns forever, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated in Being Lot Eighty (80) on that plat entitled, "OCEAN RIDGE Plat One Drawn in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted ( May & June, 1954 ) [?] of Charlestown, in Plat Book 2 page 54 [?] together with the right to use the roads and sewers as they are laid out upon the plat beforehouse referred to and to have and hold the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" on the park and bust landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said Office of the Town Clerk in Charlestown in Plat Book 2 and page 54 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 54 in page 54. But reserving nevertheless, to the grantors, their probate and heirs and assigns the right to install in the roads and streets, trenches and telephone and electric pole lines or con- duits, gas and water pipes and sewers, and to maintain the same. The grantors reserve the right to remove or change by agreement or by consent of the grantees for the service of the land hereby conveyed for and adjoining adjacent property. The grantors further reserve the right to assign the use of said easements to any persons, firms or corporations for the purpose of the above. The land hereinabove described is conveyed subject to the following restrictions: (1.) There shall be no building on the land within one hundred (100) feet from the boundary of the parcel or Eighty (80) feet from any boundary of the parcel (2.) No building shall be erected on the land within fifty (50) feet from the boundary of each parcel (3.) No building shall be erected for any purpose other than for residential use of the owner (4.)
