545 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, of the wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Vincenzo Lange and Matilda Lanzi, wife, of 193 Farmington Avenue, Cranston, Rhode Island, in the year of our Lord one thousand nine hundred and fifty six, and of the first part of July, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows: Lot Three-Hundred and Forty-Four (344) on that plat entitled, "OCEAN RIDGE PLAT Two in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted by Willard E. Ramsbottom, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8 together with the right to use the roads and streets as they are laid out upon the plat beforementioned referred to Charlestown, in Plat Book 2 at page 8 and to use together with the right to use in common with others, the way (forty ft) in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park Boat Landing" and thus plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in Plat Book 1 at page 84. But reserving nevertheless, to this grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles lines or conduits, to set a water main and to maintain the same, and to install and maintain such conduits or connections as may be required for the drainage of the servitudes land hereby conveyed and for servicing and advancing the adjacent property. The further reserve the right to assign the use of said easements to any person. The land hereinabove described is conveyed subject to the following restrictions: 1.
