545 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, of the wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Vincenzo Lanzi and Matilda Lanzi, wife, of 193 Farmington Avenue, Cranston, Rhode Island, in the said State, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows: Lot Three-Hundred and Forty-Four (344) on that plat entitled, "OCEAN RIDGE PLAT Two in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted July 1, 1954 by Wilfred E. Ramsbottom, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8, together with the right to use the roads and streets as they are laid out upon the plat mentioned the probate reference referred to, in Charlestown, in Plat Book 2 at page 8 and to use together with the right to use in common with others, the way (forty feet) in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park Boat Landing" and thus platted "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown in Plat Book 1 at page 84. But reserving nevertheless, to this grantors and their heirs and assigns the rights to install in the roads and streets, telephone and electric poles lines or conduits, to set water mains and other utilities, and to maintain the same, provided that no permanent convenient or necessary easement be granted for the purpose of servicing the land hereby conveyed and servicing an adjacent property. The further reserve the right to assign the use of said easements to any person or entity. The land hereinabove described is conveyed subject to the following restrictions: 1. No building shall be erected on any lot except a one family dwelling house. 2.
