544 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Michael Lanz and Assunta Lanz, his wife, of 33 Appleton Street, Cranston, Rhode Island, in fee simple, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Three-Hundred and Forty-five (345) on that plat entitled, "OCEAN BLDG Plot Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( July 1954 ) by William R. [?] Engineering, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 3 at page 24, together with the right to use on the roads and streets as they are laid out upon the platinsertBeforeed hereof reference in and also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park bout land lying out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown at Plat Book 3 at page 24 and in the Office of the Town Clerk of the Town of South Kingstown in Plat Book 3 at page 24. But reserving nevertheless, to the grantors and their heirs and assigns the right and title to the roads and streets, driveways and electric poles line or easements thereunto appertaining, and the right to maintain the same, and to the right to install any other utility provided necessary for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to issue the grant of said easements to any person or corporation. The land hereinabove described is conveyed subject to the following restrictions: (1) No building shall be erected on any lot less than 100 feet in width (or 120 feet if the lot is a corner lot) or
