544 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Michael Lanzi and Assunta Lanzi, his wife, of 132 Appleton Street, Cranston, Rhode Island, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, last sold out and delivered as Lot Three-Hundred and Forty-five (345) on that plat entitled, "OCEAN BLDG Place Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( July 1954 ) by William R. [?] Engineering/Surveyor, which plat is a record in the Office of the Town Clerk of the Town of Charlestown in Plat Book 3 at page 24, together with the right to use on the roads and streets as they are laid out upon the plat hereinbefore referred to and in also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park bout land lying out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 3 at page 24 and in the Office of the Town Clerk of the Town of South Kingstown in Land Evidence Book 14 at page 44. But reserving nevertheless, to the grantors and their heirs and assigns the right and title to the roads and streets, telephone and electric pole lines or easements through the land herein conveyed, and the right to construct, maintain and repair any necessary bridge or culvert necessary for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to issue the said easements to any persons or corporations. The land hereinbefore described is subject conversely to the following restrictions: 1. No building shall be erected on any lot less than 200 feet in depth (or 200 feet from the rear boundary of the parcel) or 40 feet from the front boundary of the lot (or 40 feet from the center of the road). 2. No building shall be erected on any lot less than 100 feet in width (or 100 feet from the side boundary of the lot). 3.
