543 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Norman W. Senior and Edna G. Senior, his wife, of 22 Winchester Street, Providence, Rhode Island, in said fee simple, with warranty covenants, with Warranty covenants the Land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and defined as and described as Lot Three-Hundred and Eleven (311) and Lot Three-Hundred Twenty-two (322) on that plat entitled "OCEAN RIDGE Plat Two" in the Town of Charlestown, E. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( July, 1954 ) by Willard R. Lanning, Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 54, together with the right to use the roads and streets as they are laid out upon the said plat heretofore referred to and to also together with the right to use in common with others, the way forty (40) feet in width designated in "Private Right of Way" and the park boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Plat and Park Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 54 and in the Office of the Town Clerk of the Town of South Kingstown. But reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or conduits for gas, water, sewer, air or other utilities, and to maintain or for any facility deemed convenient or necessary by said grantors for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to use the said easements of any tenement or piece, first conveyed by the grantors to the grantees. The land hereinabove described is subject to the following restrictions: (1) No building shall be erected on any lot except in the center twenty (20) feet of the lot (except in the case of a garage) Twenty (20) feet from the boundary of the parcel at the front (on the Highway) Twenty (20) feet from the boundary of the parcel at the rear (on the Highway) Ten (10) feet from the boundary of the
