541 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Barry Pett and Anna M. Pett, his wife, of 119 Ocean Street, Providence, Rhode Island, in fee simple, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delivered as Lot Eleven (11) on that plat entitled, "OCEAN RIDGE Plat One in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted May and June, 1954 by William R. Eames, Engineer, which is plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 1, together with the right to use the roads and streets as are laid out upon the plat heretofore referenced or recorded in Charlestown, in Plat Book 2 at page 1, and also together with the right to use in common with others, the way (forty 40 feet) in width designated as "Private Right of Way" on the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 1 and in the Office of the Town Clerk of the Town of South Kingstown in the County of Washington, in Plat Book 8a at page 1. But reserving nevertheless, to the grantors, and their heirs and assigns the right to install in the roads and streets, telephone and electric cables on or under the said way, forty feet wide, together with the right to maintain the same. The facility forever deemed convenient or necessary for granting the easements for the service of the land hereby conveyed and for accessing and adjoining properties. The grantor reserve the right to assign the use of said easements to any person, firm or corporation. The land heretofore described is conveyed subject to the following restrictions: (a) No building shall be erected on any lot less than forty (40) feet from the boundary of the street or roadway (20
