541 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Harry Pett and Anna M. Pett, his wife, of 116 Ocean Street, Providence, Rhode Island, in fee simple, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delivered as follows: Lot Eleven (11) on that plat entitled, "OCEAN RIDGE Plat One in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and platted May and June, 1954 by Wilfred E. Ramsbottom, Engineer, which is plat is recorded in the Office of the Town Clerk of the Town Clerk the of Charlestown, in Plat Book 2 at page 5, together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced of Charlestown, in Plat Book 2 at page 5, and also together and with the right to use in common with others, the way (forty 40 feet) in width designated as "Private Right of Way" on the park and bust landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown Plat Book 2 at page 5 and in the Office of the Town Clerk of the Town of South Kingstown in the Book 84 at page 12. But reserving nevertheless, to the grantors, and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or conduits for data, power, water, sewer, gas, and other utilities. The grantors further reserve the right to construct pavements or walkways for the purpose of providing service of the land hereby conveyed and for accessing and adjoining properties. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation. The land heretofore described is conveyed subject to the following restrictions: (a) No building shall be erected on any lot except within the building line designated on the plat. (b) No building shall be erected on any lot closer than twenty (20) feet from the boundary of the street or Right of Way (if any) that forms the front boundary of the lot. (c) No building shall be situated closer than twenty (20) feet from the boundary of the street or Right of Way (if any) that forms the side boundary of the lot separated from the street by the front boundary of the lot. (d) No building shall be situated closer than twenty (20) feet from the boundary of any lot except that the front boundary of the lot.
