589 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid grant to Harold W. Lawrence and John A. Lawrence, of 75 Lawrence Road, West Hartford, Connecticut, with Warranty Covenants the land situated lying and in the Town of Charlestown in the State of Rhode Island, laid out delineated and described as Being Lot Four-Hundred and Seventy-Five (475) on that plat entitled, "OCEAN RIDGE Plat Six" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted [?] 1955 recorded in the Office of the Town Clerk of the Town Clerk of the Town of Charlestown, in Plat Book 3 at page 54 together with the right to use the roads and streets and the curries as they are laid out upon the plat bunforementioned heretofore and in and also together with the right to use in common with others, the way (forty 40) feet in width designated as "Private Right of Way" on the park and boat landing land laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Plat Book 3 at page 54 and in the Office of the Town Clerk of the Town of South Kingstown in the County of Washington in the Town Clerk in Platbook 3 at page 54. But reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or other devices for dolce and convenient use of the premises hereby conveyed and the right to construct and maintain conveniences or structures necessary for the enjoyment of the service of land hereby conveyed and for adjacent and adjoining properties. The grantors reserve the right to assign the use of said amenities to any person, firm or corporation acquiring the premises hereby conveyed.
