589 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of New London in the Commonwealth of Massachusetts, for consideration paid grant to Harold W. Lawrence and John A. Lawrence, of 75 Lawrence Road, West Hartford, Connecticut, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Being Lot Four-Hundred and Seventy-Five (475) on this plat entitled, "OCEAN RIDGE Plat Six" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted [?] 1955 and recorded in the Office of the Town Clerk of the Town Clerk of the Town of Charlestown, in Plat Book 3 at page 53, together with the right to use the roads and streets as they are now laid out upon the plat heretofore referenced and to also together with the right to use in common with others, the way (forty 40) feet in width designated as "Private Right of Way" on the park and boat landing land laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Plat Book 3 at page 54 and in the Office of the Town Clerk of the Town of South Kingstown in the County of Washington, recorded in Plat Book 2 in Charlestown in Plat Book 3 at page 54. But reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles or other similar devices, and to maintain the same. The grantors further reserve the right to open connections or conveyances for drainage or sewers for the service of the land hereby conveyed and for adjoining and appurtenant properties. The grantors further reserve the right to assign the use of said connections to any person, firm or corporation acquiring the said land or any part thereof. The land heretofore described is conveyed subject to the following restrictions: 1.
