588 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid among Adamo Martorelloni and Adele V. Martorelloni, his wife, of 21, Clinton Street, Stafford Springs, Connecticut, in the year 1956, Convey the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Three-Hundred and Eighteen (318) on this plat entitled, "OCEAN RIDGE Plat Two" One in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and [?] Willard R. Easterbrook, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 4 page 5 [?] July, 1954 together with the right to use the roads and streets as they are laid out upon the said plat heretofore referenced to and above described as in common with others, the way (forty ft) in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 4 page 2 and in the Office of the Town Clerk of the Town of South Kingstown in said State Plat Book 84 page 92. Reserving unto ourselves, their heirs and assigns, the rights and benefits to the right to install in the roads and streets, telephone and electric poles or conduits etc. and the right to maintain the same. The grantors further reserve the right to use the roads and streets as they are laid out upon the said plat heretofore referenced to and above described as in common with others, the way (forty ft) in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 4 page 2 and in the Office of the Town Clerk of the Town of South Kingstown in said State Plat Book 84 page 92. The ownership of the herein described property is subject to the following restrictions: (1.)
