587 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid among David J. Bryant and June J. Bryant, his wife, of Box 64, Charlestown, Rhode Island in the sum of [?] dollars, grant and release unto the said David J. Bryant and June J. Bryant, his wife, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, lot held out and delivered as Lot Twenty-Four (24) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted June 4, 1954 [?] titled W. R. Cunningham, Engineer, which is plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 54, together with the right to use the roads and streets as are then laid out upon the plat before hereinbefore referred to and also together with the right to use in common with others, the way (forty (40) feet in width) designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" under that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page 54 and in the Office of the Town Clerk of the Town of South Kingstown in Plat Book 2 at page 54. But reserving nevertheless, to themselves and their heirs and assigns the right to install in the roads and streets, underground electric poles or conduits for electric power, telephone or cable television, and to maintain the same, and to erect any suitable convenient or necessary supports for the same provided that the service of the land hereby conveyed and for adjacent or adjoining property. The grantees further reserve the right to assign the use of said easements to any person, firm or corporation providing the same services. The land hereinbefore described is conveyed subject to the following restrictions: (1) No building shall be erected on any lot except within the building line (twenty (20) feet) from the boundary or
