536 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, con- sideration paid sum to Arlan B. Helvis and Antoinette G. Helvis, his wife, of 136 Dorothy Road, Bristol, Commonwealth of Massachusetts, grant and release and convey with Warranty Covenant the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot One-Hundred and Twenty-Nine (129) on that plat entitled, "OCEAN RIDGE PLAT One in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and filed [?] May 9, 1956 by Willard R. L. Colley, Engineer, which plat is at record in the Office of the Town Clerk of the Town of Charlestown, pl Plat 8, page 1 together with the right to use the roads and streets as they are laid out upon the plat bunforementioned herefto to all bouts and appurtenances thereunto belonging. And we further grant and release and quit claim to use in common with others, the way (forty (40) feet in width) designated as "Private Right of Way" and the park bout landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Point and Bar Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 83 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 2 at page 83. But reserving nevertheless, to ourselves, their heirs and assigns both the rights to use in the roads and avenues, telephone and electric pole lines or com- duts, gas and water mains and pipelines, sewers and drains, and any other utilities now existing or hereafter constructed or conveyed by us or by summary grant for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the benefit of said utilities. The land hereinabove described is conveyed subject to the following restrictions: (a) There shall be no building erected on any lot except within Thirty (30) feet from the boundary of the Parcel to Twenty (20) feet from the boundary of the Parcel (b) Any foot from the boundary of the Parcel to twenty (20) feet from the boundary of the Parcel (c) No building shall be erected upon any lot except within Twenty (20) side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (d) All buildings constructed on any lot shall be set back from the front boundary of the parcel not less than Twenty (20) feet toward the rear of the parcel (e) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (f) All buildings constructed on any lot shall be set back from the front boundary of the parcel not less than Twenty (20) feet toward the rear of the parcel (g) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (h) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (i) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (j) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (k) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (l) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (m) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (n) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (o) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (p) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes. (q) No building shall be erected upon any lot except within Twenty (20) feet from the side boundary of the parcel as determined from the fixed point and the rear boundary of the parcel in accordance with the requirements of such building codes.
