535 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid, grant to Lena E. Brophy, and Thomas R. Brophy, his wife, of 276 Douglas Avenue, Providence, Rhode Island, in joint tenancy, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows: Lot Two-Hundred and Eighty-Nine (289) and Eighty-Four (284) on that plan entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted June 1, July 1954 by William R. Emling, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 1 at page 2, together with the right to use the roads and streets as they are laid out upon the plat beforehand referred to and together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park bout and landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Plat and Boat Landing" recorded in the said Office of the Town Clerk Charlestown in Plat Book 1 at page 2, and in the Office of the Town Clerk of the Town of South Kingstown in Plat Book 6 at page 6, as per the map. Reserving but nevertheless, granting to their heirs and assigns the right to install in the roads and streets, telephone and electric poles or lime conduits or water pipes and other similar utilities, and to maintain and repair the same, provided no unnecessary or convenient nuisance be created by or caused from the said services of the land hereby conveyed and for adjusting and adjoining property. The grantors further reserve the right to assign the use of said allotments to any person, firm or corporation for a period not exceeding ten years. The land beforehand described is conveyed subject to the following restrictions: 1. No building shall be erected upon any lot less than one hundred (100) feet in width or less than seventy-five (75) feet or twenty (20) feet from the boundary of the parcel at Right (if 1 foot from the
