584 Warranty Deed
We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of New London in the Commonwealth of Massachusetts, for
consideration paid grant to Augustino A. Maserati and Amy E. Maserati, his wife, of 74 Gates Avenue, East
Providence, Rhode Island, with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as
Lot Two-Hundred and Twelve (212)
on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and
platted, May 1, 1954 and recorded as Plat 2, Page 1 which is plat is recorded in the Office of the Town Clerk of the Town
of Charlestown, in Plat Book 2 page 1 and a
page and also together with the right to use in common with the others, way (forty feet) in width designated as "Private Right of Way" and the park and boat
landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said Office of the
Town Clerk in Charlestown in the Plat Book 2 at page 2 and in the Office of the Town Clerk of the Town of South Kingstown said in Plat Book 2 at page 8 in as per plat.
But reserving nevertheless, to the grantors, their heirs and assigns the rights in and the rights in the roads and streets, driveways and electric and telephone pole lines in
the said land, and the right to use the said roads and streets, driveways and electric and telephone pole lines for the purpose of convenient access or egress to or from the
service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any
person, firm or corporation that may acquire the said land.
The land hereinabove described is conveyed subject to the following restrictions:
1. No building shall be erected on any lot (except a dwelling house) closer than fifty feet (50) from the boundary of the lot or forty feet (40) from the boundary of the
said land hereinabove described as distinguished from the free and clear of any restrictions. 2. No building shall be constructed for any purpose other than a
single family dwelling house on any lot. 3. No building shall be erected on any lot (except a dwelling house) closer than fifty feet (50) from the boundary of the
said land hereinabove described as distinguished from the free and clear of any restrictions. 4. No building shall be constructed for any purpose other than a
single family dwelling house on any lot. 5. No building shall be erected on any lot (except a dwelling house) closer than fifty feet (50) from the boundary of the
said land hereinabove described as distinguished from the free and clear of any restrictions. 6. No building shall be constructed for any purpose other than a
single family dwelling house on any lot. 7. No building shall be erected on any lot (except a dwelling house) closer than fifty feet (50) from the boundary of the
said land hereinabove described as distinguished from the free and clear of any restrictions. 8. No building shall be constructed for any purpose other than a
single family dwelling house on any lot. 9. No building shall be erected on any lot (except a dwelling house) closer than fifty feet (50) from the boundary of the
said land hereinabove described as distinguished from the free and clear of any restrictions. 10. No building shall be constructed for any purpose other than a
