527. Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of New London in the Commonwealth of Massachusetts, for consideration said, grant to William J. Lane, of 213 Camp Street, Providence, Rhode Island with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot Two-Hundred and Eighteen (218) on that plat entitled, "OCEAN RIDGE Plat Two in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted July, 1952 by Willbert R. [?] Registered Engineer, which plat is now of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 1 together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced lining land laid out and designated as "Park and Boat Landing" and designated as "Private Right of Way" in the park and the boat land lining laid out and designated as "Park and Boat Landing" surveyed upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown Plat Book 2 at page 1 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Some Plat Book 4 at page 127. Reserving nevertheless, to themselves and their heirs and assigns both the rights to use in stands and streams, telephone and electric pole lines or con- duits, gas and water mains and sewers. All taxes for the current year and all previous years are reserved by said grantor for the grantees the grantor further covenanting for and adjusting and providing payment. The grantors further reserve the right to use the said easements of any tenants to any person, firm, or corporation for the purpose of utilities. The above described property is conveyed subject to the following restrictions: (a) There shall be no building on any lot (except the front and rear boundaries of the lot or beyond 25 feet from boundary of the parcel or edge of the right of way) from 40 feet (from the front boundary of the lot) and 25 feet (from the rear boundary of the lot) except for porches. (b) All buildings constructed on any lot shall be set back 10 feet from the side boundaries of the lot. (c) No building shall be constructed for any purpose other than a single family dwelling. (d) No building shall be constructed on any lot which is less than 50 feet in width. (e) No building shall be constructed on any lot which is less than 100 feet in depth. (f) No building shall be constructed on any lot which is less than 5,000 square feet in area. (g) No building shall be constructed on any lot which is less than 25 feet from any other building. (h) No building shall be constructed on any lot which is less than 25 feet from any other building. (i) No building shall be constructed on any lot which is less than 25 feet from any other building.
