525 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration, paid and grant to William H. McKenna and Ethel M. McKenna, his wife, of 107 Washington Street, Providence, Rhode Island, in fee simple, with warranty covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and described as Lots Two-Hundred and Twenty-Two (222) and Two-Hundred and Twenty-Three (223) on that plat entitled, "OCEAN RIDGE PLAT Two [?] in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted [?] July, 1954 [?]’s Engineer/s, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, of Charlestown plat Book 2 at page 54 and the lots are laid out upon the plat the boundaries heretofore referred to and to also and together with the right to use in common with others, the way (forty (40) feet in width) designated as "Private Right of Way" of the park and the boat landing listed and designated as "Park and Boat Landing" upon that entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown Plat Book 2 at page 54 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book in State Plat Book 84 at page 87. Reserving covenants thereunder, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles line or conduits, gas and water mains, sewer and sanitary conduits and other similar utilities. The grantors reserve the right to use said easements by and for the service of the said lots and hereby reserving and for adjoining and adjacent property. The grantors further reserve the right to use the said easements to any person, firm or corporation for the purpose of furnishing utilities. The land herein described is subject to the following restrictions and subject to the following restrictions: (1) That there shall be no building structure except a one family dwelling house on any lot less than seventy (70) feet wide or twenty (20) feet from any boundary of the property (East or West) from the perimeter of the lot. (2) That there shall be no building structure situated to the front of the lot less than twenty (20) feet from the boundary of said property. (3) That all buildings constructed front toward the street. (4) That there shall be no building structure situated to the rear of the lot less than twenty (20) feet from the boundary of said property. (5) That there shall be no porch or pavilion for any structure built less than twenty (20) feet from the boundary of said property. (6) That there shall be no building structure situated to the side of the lot less than twenty (20) feet from the boundary of said property. (7) That there shall be no building structure situated to the rear of the lot less than twenty (20) feet from the boundary of said property. (8) That there shall be no building structure situated to the rear of the lot less than twenty (20) feet from the boundary of said property. (9) That there shall be no building structure situated to the rear of the lot less than twenty (20) feet from the boundary of said property. (10) That there shall be no building structure situated to the rear of the lot less than twenty (20) feet from the boundary of said property.
