523 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, be, of Mayfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and grant to Frederick B. Joost and Inez C. Joost, husband and wife and Frederick B. Joost, Jr. and Marie Joost, as tenants by the entirety, Warranty Convey the land situated and lying in the Town of Charlestown in the State of Rhode Island, last old delineated and described as Lot Three-Hundred Twenty (320) on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and [?] R. Eandersohn, Engineer/Engineers, which plat is on record in the Office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page [?], together with the right to use the roads and streets as they are laid out upon the plat heretofore referred to and also together with the right to use in common with others, the way forty (40) feet in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing," upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page [?] and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8A at page 81. By reserving nevertheless, to their grants and heirs and assigns the right to install in the roads and streets, telephone and electric poles and lines or conduits, gas and water mains, sewer and other utilities, and to maintain the same, and to construct and maintain driveways or other access to any person, firm or corporation for the purpose of furnishing any utility. The grantors reserve the further right to assign the use of said easements to any person, firm or corporation for the purpose of furnishing any utility. The land herein conveyed is subject to the following restrictions subject to the following restrictions: (a) There shall be no building erected on any lot except in the rear twenty (20) feet of the lot measured from the boundary of the street or Road (20) feet from the boundary of the street or Road.
