To all People to whom these Presents shall Come. I James McDonald of Westerly in the County of Washington in the State of Rhode Island Send Greeting. Know Ye, That I the said James McDonald [illegible] for and in consideration of the sum of One thousand dollars in hand before the executing hereof well and truly paid by Sarah A. Pierce of said Westerly the receipt whereof of him hereby acknowledge and moreover thereby fully satisfied contented and paid; and thereof of every part and parcel of thereof do execute and assign quit claim the said Sarah A. Pierce of the above heirs, executors and administrators forever thus have granted bargained sold alienated released conveyed conferred and conveyed; and by these presents do hereby fully and absolutely give grant release sell alien convey confirm and utmost heirs and assign forever Sarah A. Pierce these certain lots or tracts of land lying and being in the town of Westerly in said County and State and all and also all the same parcels of land I the said James McDonald purchased of said Sarah A. Pierce by deed bearing same date with these presents, to wit which said parcel Conveyance is hereby declared to be a part of these presents, Meaning & intending hereby to convey all those land & premises mentioned & described in the checklist above referred to from said Sarah A. Pierce to me said James McDonald which is recorded in Land Evidence Records of said Westerly Book No 3 page 429 To have and to hold the said granted and bargained premises with all the appurtenances privileges and commodities to the same belonging or in any wise appertaining to the said Grantee her heirs and assigns forever to her and her their only proper use benefit and behoof forever. And I the said Grantor do covenant promise and grant to and with the said Grantee her heirs and assigns that at and upon the delivery thereof I prove the true sole and lawful owner of the above granted demise premises or parts thereof lawfully seized and possessed of the same in my own proper right in a good perfect and absolute estate of inheritance in simplicity in and plain in herself and or assigns, or any other person for me or my heirs shall pay said note of maturity, together with the interest thereon according to the tenor thereof then this deed shall be void, otherwise shall be and remain in full force and effect. Furthermore I the said grantor do hereby irrevocably institute and appoint the said grantee her executors administrators and assigns my attorney irrevocable with full power of substitution and revocation for me and in my name or in the name of my heirs or assigns shall be and may do make and execute in the payment of the said note or of the incremental interest due thereon and such default shall be continued for the term of ten days to do sell at public auction the premises aforesaid, or any part thereof, in their part following after the expiration of the said term of ten days, giving notice of the date of sale in some one of the public newspapers printed in said Warwick, and executing in my name or in the name of my heirs, executors etc and deliver the same to the purchasers or purchaser in full and absolute saleable title for simple closure and do sell the same I hereby granting unto my said attorney full to continue or carry through said sale from time to time I do hereby authorize my said attorney to receive the payment of the sale and may do sell or apply not to apply to the reduction of the expenses precedent to such sale or sales to apply not to apply to the reduction of the payment of the principal of the amount of interest due and to pay noted hereby reserved observing that in case a sale be for default in entire payment of said sum mentioned into the principal of the said note said title shall be deemed clear and free payable on the day of sale accordingly to me or my heirs and assigns for all sums due and not aware about the amount thereof I hereby ratifying and confirming all and confirming such sale or sales as may be made or caused to be made and done hereof.
