521 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and grant to Rail Leeman and Mary B. Leeman, his wife, of Brooklyn, Connecticut, as jointly tenants, With Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, last duly outlined and delineated as Lot Three-Hundred and Sixty-four (304) on that plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plated ( July, 1954 ) by E. R. [?] Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 4 at page 17 together with the right to use in common with others, the way ( forty ft ) feet in width as designated in "Private Right of Way" of the park and bast land lying out and delineated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said Office of the Town Clerk in Charlestown in Plat Book 2 at page 17 and in the Office of the Town Clerk of the Town of South Kingstown is said Plat in Plat Book 4 at page 17. But reserving nevertheless, to these grantors and their heirs and assigns the right to use in common the roads and streets, telephone and electric pole lines or conduits, gas and water mains, and sewer lines of the park and boat landing, and the right to use the said park and boat landing for recreational purposes, or for the delivery of services for the land hereby conveyed and for adjusting and adjoining parent property. The grantors further reserve the right to assign the use of said easements to any persons, firm or corporation to whom the land or portion of the land is conveyed. The last hereinabove described conveyance is subject to the following restrictions: (a) There shall be no building or structure erected on any lot except in the center twenty five (25) feet from the boundary of the street or Highway (1) East from the boundary of street or Highway (2) West from the boundary of street or Highway (3) North from the boundary of street or Highway (4) South from the boundary of street or Highway. (b) All buildings constructed shall be for one family dwelling only. (c) No building shall be erected on any lot except in the center twenty five (25) feet from the boundary of the lot partitioned from the east and west boundaries of such lot. (d) There shall be no dwelling or structure erected on any lot except in the center twenty five (25) feet from the boundary of the lot partitioned from the north and south boundaries of such lot. (e) All buildings constructed shall be for one family dwelling only. (f) No building shall be erected on any lot except in the center twenty five (25) feet from the boundary of the lot partitioned from the east and west boundaries of such lot. (j) No building shall be erected on any lot except in the center twenty five (25) feet from the boundary of the lot partitioned from the east and west boundaries of such lot. (k) There shall be no dwelling or structure erected on any lot except in the center twenty five (25) feet from the boundary of the lot partitioned from the north and south boundaries of such lot.
