521 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration and grant to Emil Leeman and Mary B. Leeman, his wife, of Brooklyn, Connecticut, as jointly tenants, With Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, last duly outlined and delineated as Lot Three-Hundred and Sixty-four (304) on that plat entitled, "OCEAN RIDGE Plat Two [?] in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plated ( July, 1954 ) by R. Emondson Engineer, which plat is of record in the Office of the Town Clerk of the Town plat bookshelves reference of Charlestown, in Plat Book 2 at page 17 and together with the right to use in common with others, the way ( forty ft ) feet in width as designated in "Private Right of Way" of the park and bast land outlined and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said Office of the Town Clerk in Charlestown in Plat Book 2 at page 17 and in the Office of the Town Clerk of the Town of South Kingstown is said Plat in Plat Book 8 at page 17. But reserving nevertheless, to these grantors and their heirs and assigns the right to use in the roads and streets, telephone and electric pole lines or conduits, gas and water mains, and sewer lines, the right of way for the purpose of maintaining and repairing said utilities, and the right of access to the said utilities for the service of the land hereby conveyed and for adjusting and adjoining property. The grantors further reserve the right to assign the use of said easements to any persons, firm or corporation to the fullest extent of the law. The land hereabove described is conveyed subject to the following restrictions: (a) There shall be no building on the lot except a one family dwelling house. (b) No building shall be erected on any lot except on Twenty (20) feet from the boundary of the street or ( 1) foot from the boundary of any lot. (c) There shall be no dwelling or commercial structure of any kind erected on any lot. (d) All buildings constructed upon any lot shall be set back from the boundary of the lot at least five (5) feet. (e) No building shall be erected on any lot except on the south half of the lot. (f) No building shall be permitted on any lot except in the north half of the lot. (g) No building shall be permitted on any lot except in the south half of the lot.
