519 | Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, wife of him, of Mansfield in the County of covariant in the Commonwealth of Massachusetts, for consideration paid grant to Ethel W. Morgan of 51 Sawyer Street, Providence, Rhode Island with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Three-Hundred and Twelve (312) and Lot Three-Hundred Nineteen (319) on that plat entitled, "OCEAN RIDGE Plat Two" filed July, 1954 in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and [?] R. Esterbrook, Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book [?] at page [?] and the rights to use the roads and streets as they are laid out upon the plat beforementioned referred to and described above with the right to use in common with others, one way forty (40) feet in width designated as "Private Right of Way" the and the park bout limiting land laid out and designated as "Park and Boat Landing", upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk Charlestown in Plat Book 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown in said Plat Book 2 at page 84. But reserving covenants, that the grantors and their heirs and assigns shall retain the right to install in the roads and streets, telephone and electric pole lines or conduits, gas, water and sewer mains, sewer and water pipes and other utilities, and to maintain said utilities and equipment or accessories thereto, or to serve the said utilities and equipment and for repairing and adjusting adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of adjusting any boundary line. The above described property is subject to the following restrictions: (a) There shall be no building erected on any lot except a single family dwelling house (not to exceed 35 feet from the boundary of the lot) (b) from least from the road or street designated as "Private Right of Way" and from the boundaries of such lot and from the rear boundary of such lot (c) There shall be no building or
