517 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and receipt of Robert D. Simpson and Doris M. Simpson, his wife, of 41 Claremont Avenue, Charlestown, Rhode Island, grant, bargain and sell and convey, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, half lot and delivered as and described as Lot Eighty-two (82) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platte [?] May and June 1954, [?] Wilfred E. Summerfield, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, at Plat Book 1 [?] together with the right to use the roads and streets as they are laid out upon the plat beforehand referenced and referred to together with the right to use in common with others, the way (forty feet 0) feet in width designated as "Private Right of Way" and the park lot beforehand lying land laid out and designated as "Park and Boat Landing" situated on that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown at Plat Book 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 84 at page 84. But reserving nevertheless, in these grants and their heirs and assigns the right to install in the roads and streets, telephone and electric poles and line communication, gas and water pipes and sewers and to maintain the same. The grantors further reserve the right to use the said roads and streets for the purposes of the service of the land hereby conveyed and for accessing and adjoining property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of the same. The land hereby transferred is subject conveyed the subject to the following restrictions: (a) There shall be no building constructed on the land except a one family dwelling house to be situated on the property (Twenty feet) from rear boundary of the lot (Eight feet) from side boundaries of the lot and (Twenty five feet) from the road and boundary of such lot. (b) There shall be no dwelling to be constructed of any material other than brick, stone, concrete block or wood. (c) All buildings constructed on the property shall be set back from the road and boundary of such lot (Twenty five feet). (d) All buildings constructed on the property shall be set back from the side boundaries of the lot (Eight feet). (e) No building shall be constructed on the property other than a one family dwelling house and a garage. (f) No garage shall be constructed on the property other than a one car garage. (g) No garage shall be constructed on the property other than a one car garage. (h) No garage shall be constructed on the property other than a one car garage.
