517 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and receipt of Hubert D. Simpson and Doris M. Simpson, his wife, of 41 Claremont Avenue, The Bronx, New York, grant, bargain, sell and convey, and by these presents do grant, bargain, sell and convey, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, half laid out and delineated as Lot Eighty-Two (82) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platte [?] May and June 1954, [signed] Wilfred E. Summerfield Engineer, which plat is on file in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 5, together with the right to use the roads and streets as they are laid out upon the plat this beneficent property referred above and together with the right to use in common with others, the way (forty feet 0) in feet wide designated in "Passage Right of Way" of the park and the bast land lying out and designated as "Park and Boat Landing" situated on that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 5 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8 at page 54. But reserving nevertheless, in these grants and conveyances their and heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or communication lines, gas and water pipes and sewers and to maintain the same. The grantors further reserve the right to use the said roads and streets for the purpose of servicing the land hereby conveyed and for accessing the adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of the same. The land hereby conveyed is subject to the following restrictions: (a) There shall be no building constructed on the property except in the center of the lot. (b) No building shall be erected on the property in less than Twenty (20) feet from the rear boundary of the lot. (c) No building shall be so situated as to extend beyond the rear and front boundaries of the lot. (d) No building shall be so situated as to extend beyond the side boundaries of the lot. (e) No building shall be situated in less than Twenty (20) feet from the side boundaries of the lot. (f) All buildings constructed on the property shall be for residential purposes only. (g) No building shall be used for any purpose other than a single family dwelling. (h) No building shall be used for the purpose of storing any boat, car or other vehicle. (i) No building shall be used for the purpose of storing any materials or equipment. (j) No building shall be used for the purpose of storing any materials or equipment.
