516 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, con- veying and quit claiming to Lucien Blouin and Yvonne Blouin, his wife, of 50 Thompson Street, Sanford, Maine, all my right title and interest in and to with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Two-Hundred and Eighty-Eight (288) on that plat entitled, "OCEAN ROCK PLAT Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( July 1954, of Charlestown, R.I. Plat Book 2 at page 8, together with the right to use the roads and streets as well as the open cuts (40 feet) in width designated as "Private Right of Way" and the port and boat landing laid out and designated as "Port and Boat Landing" upon that plat entitled, "Ocean Ridge Ocean Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office and the Town Clerk of the Town of South Kingstown in said State in Plat Book 8 at page 8. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or con- duits, gas and water pipes and sewers, and to maintain and repair the same, provided that such installation or repair be done by customary or agreed for the service of the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm, corporation or the public. The land heretofore described is conveyed subject to the following restrictions: (a) There shall be no building erected on the land except a one family dwelling house and a garage (20 feet from any boundary of the parcel or 40 feet from the pavement of the street or 10 feet from any boundary of the parcel except on the south side boundary of the parcel designated on the plat and over hanging eaves not to exceed 2 feet from any boundary of the parcel). (b) All buildings constructed shall be of permanent construction. (c) No building shall be erected on the land except in accordance with the following set back lines: 20 feet from any boundary of the parcel except on the south side boundary of the parcel designated on the plat and over hanging eaves not to exceed 2 feet from any boundary of the parcel. (d) No building shall be constructed for use as a hotel or boarding house. (e) No building shall be used for vending. (f) No building shall be used for commercial purposes. (g) No building shall be used for the purpose of a store. (h) No building shall be used for the purpose of a garage for the storage of cars for hire. (i) No building shall be used for the purpose of a garage for the storage of cars not owned by the owner of the parcel. (j) No building shall be used for the purpose of a garage for the storage of cars not owned by the owner of the parcel. (k) No building shall be used for the purpose of a garage for the storage of cars not owned by the owner of the parcel. (l) No building shall be used for the purpose of a garage for the storage of cars not owned by the owner of the parcel. (m) No building shall be used for the purpose of a garage for the storage of cars not owned by the owner of the parcel. (n) No building shall be used for the purpose of a garage for the storage of cars not owned by the owner of the parcel.
