515 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and grant to Angelo Menna and Barbara L. Menna, his wife, of 214 Pocasset Avenue, Providence, Rhode Island, in right of survivorship, with Warranty Conveyance the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as follows Lot Three-Hundred and Twenty-Nine (329) on that plat entitled, "OCEAN RIDGE PLAT Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted [ July, 1954 ] together with the right to use the roads and streets as they are laid out upon the plat the heretofore referenced plat of Charlestown, in Plat Book 2 at page 4 and together with the right to use in common with the others, the way (forty feet) in width designated as "Private Right of Way" and the park and beach land laid out and designated as "Park and Beach Land" upon that plat entitled, "Ocean Ridge Plat and Beach Landing" recorded in the said Office of the Town Clerk in Platbook 2 at page 4 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 84 at page 217. But reserving nevertheless, to the grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles and line conduits, gas and water pipes and sewers. The grantors further reserve the right to use the said roads and streets for the construction or maintenance of sewers, drains, culverts for the said hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any persons, firm or corporation for the purpose stated. The herein described premises are subject conveyed a subject to the following restrictions: (a) There shall be no building on any Lot (except Lot 329) from the rear boundary of the parcel at (Lot 18) from the boundary of the parcel at (Lot 330) from the rear boundary of the Lot and henceforth from the street. (b) All buildings constructed upon any Lot shall be set back from the street at least twenty (20) feet. (c) No building shall be constructed for any purpose other than as a single family residence. (d) No building shall be situated in the rear half of each parcel. (e) There shall be no building on any Lot (except Lot 329) from the rear boundary of the parcel at (Lot 18) from the boundary of the parcel at (Lot 330) from the rear boundary of the Lot and henceforth from the street. (f) No building shall be constructed for any purpose other than as a single family residence. (g) No building shall be situated in the rear half of each parcel.
