514 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, wife, residents of Monsetfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Laura Jarocki and Mary M. Jarocki, of 44 Tuxedo Avenue, Providence, Rhode Island, all my right title and interest in and to the following described land: Warranty Conveyance the land altered and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Three-Hundred and Eighty-Seven (387) on that plat entitled, "OCEAN RIDGE Plat Two" One in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted ( July, 1954 ) by Wilfred R. & [?] Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 37 , together with the tie to the roads and owners by a street which is laid out upon the plat heretofore referenced but not yet opened. And also the right to use in common with others, the way (forty feet) in width designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said Office of the Town Clerk in Charlestown in Plat Book 2 at page 38 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 8 at page 10. But reserving nevertheless, to the grantors and their heirs and assigns the right to use in the streets and roadways, street and telephone poles and electric lines put in on the above described land, provided that such poles and lines shall not interfere with the convenient use or enjoyment of the premises hereby conveyed by the grantees, or service of the land hereby conveyed for and adjoining adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation. The land hereby described is conveyed subject to the following restrictions: 1. No building shall be erected on any lot except within the building line (Fifty feet) from the boundary of the parcel or (Forty feet) from the street. 2. All buildings constructed on each side boundary of the premises at the designated distance from the lot boundaries of each parcel (Thirty feet) shall be at right angles to the street. 3. All buildings constructed on the premises shall be used for residential purposes only. 5. No business or commercial activity shall be carried on the premises. 6. No livestock shall be kept on the premises. 7. No garbage, refuse or waste material shall be deposited on any parcel. 8. No fences, hedges or walls shall be erected on any parcel. 9. No trees shall be cut down unless necessary for the construction of a dwelling house or garage. 10. No signs shall be placed on any parcel. 11. No trailers, boats or campers shall be stored on any parcel. 12. No antennas, towers or similar structures shall be built or used for sending, receiving or transmitting messages. 13. No dogs shall be kept loose in the rear half of each parcel. 14. No pets other than dogs and cats shall be kept on the premises. 15. No poultry shall be kept on the premises. 16. No pigs shall be kept on the premises. 17. No goats shall be kept on the premises. 18. No sheep shall be kept on the premises. 19. No horses shall be kept on the premises. 20. No cattle shall be kept on the premises. 21. No barns, stables, greenhouses or similar buildings shall be built or used for storing, housing or sheltering animals. 22.
