513 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid and convey unto Marshall Alfred Pellerin and Jeannette R. Pellerin, his wife, both of Providence, Rhode Island, their heirs and assigns forever, to have and to hold the same as tenants in common with Warranty Covenant the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Seventy-Seven (77) and Seventy-Eight (78) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted (May and June, 1954), filed 11/29/1954 in the Town Clerk's office, recorded in the Office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page 8, together with the right to use the roads and streets as they are laid out upon the plat paintbrush referred to and together with the right to use in common with others, the way (forty feet) in line designated "Private Right of Way" and the park best limiting land laid out and designated as "Park and Best Land" upon that plat entitled, "Ocean Ridge Park and Best Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 8 and in the Office of the Town Clerk of the Town of South Kingstown said in Plat Book 2 at page 83 containing 0.57 acres. But reserving nothing nevertheless, to their grants and heirs the right to use the roads and streets, telephone and electric poles line or conduits, gas and water mains, sewer and septic lines, and any other utility lines now or hereafter constructed or installed on the premises, for the purpose of serving the land hereby conveyed and for adjoining and adjacent property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of installing the same. The land hereby described is conveyed subject to the following restrictions: (1) That no shed shall be erected within seventy five (75) feet from the boundary of the street or Way (25 feet from the boundary of the street or Way) (3) That from the boundary of the street or Way the distance from the front of the building to the front boundary of the street or Way shall be no less than twenty five (25) feet. (4) That no shed shall be situated at a distance of less than twenty five (25) feet from the boundary of any parcel of property. (5) That all buildings constructed on the premises shall be for residential purposes only.
