512 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Narragansett, in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Marion B. Snow of 30 Norwich Avenue, Providence, Rhode Island with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Ninety-Nine (99) and One Lot One-Hundred (100) on that plat entitled, "OCEAN RIDGE PLAT One" in the Town of Charlestown, R. I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted ( May and June, 1954, ) witnessed L. Kellington, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8. together with the right to use in common with others, the way ( forty feet ) in width set down upon the plat heretofore referred to and to share and divide the right to use in common with others, the way ( forty feet ) in width set down as "Private Right of Way" and the park and bust land laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in the Town of South Kingstown in said State in Plat Book 2 at page 84. Saving and reserving to themselves, their heirs and assigns the rights and authorities to use in the roads and streets, avenues and telephone electric poles common to our duly, the gas and water mains, sewer and water pipes, and any other utilities now or hereafter constructed convenient to the premises, and to grant the right to use the said easements to any person, firm or corporation for the purpose of furnishing the aforesaid utilities. The land herein conveyed is subject to the following restrictions: (a. There shall be no building constructed upon any lot (except a dwelling house and its appurtenances) within twenty (20) feet from the rear boundary or Eighty (80) feet from the boundary of the parcel (or Eighty feet from the boundary of the parcel if the lot is less than 100 feet in depth) from the street or road. (b. There shall be no building constructed for any purpose other than a single family dwelling house and its appurtenances. (c. All buildings constructed shall be residential in character. (d.
