511 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Joseph F. McArdle of Cranston, Rhode Island above named, with Warranty Covenants the Land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Ninety-Eight (98) on that plat entitled, "OCEAN RIDGE Plat One" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted (May 1, 1954, [?]), which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 84, together with the right to use in common with others, the way (forty ft) feet in wide designated as "Private Right of Way" and the park best land laid out and designated as "Park and Boat Landing" under that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk in Platbook 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown in said State Plat Book 84 a page 1. But reserving, nevertheless to their grants and grantees and their heirs and assigns the right to install in the roads and streets, telephone and electric pole lines or conduits, gas and water mains and sewer lines, and all other utilities now used or hereafter devised, and to construct and operate such utilities for the use and benefit of persons, firm or corporation for the purpose of furnishing and for adjusting adjacent property.
