510 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham of the Commonwealth of Massachusetts, for consideration paid grant to Irving J. Gaulin and Irene L. Gaulin, his wife, of 69 Harper Avenue, Cranston, Rhode Island as joint tenants in warranty covenants the land situated and described in the Town of Charlestown in the State of Rhode Island, laid out and delivered as Lots Two-Hundred and Thirteen (213) and Two-Hundred and Fourteen (214) on this plat entitled "OCEAN RIDGE PLAT Two in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and plotted [?] July, 1954, witnessed R. Earnest, Registered Engineer, which plat is recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 11. The said lots are described as they lay out upon the plat heretofore referred to and also together with the right in common with others, the way (forty feet in width) designated as "Private Right of Way" and the park and boat land to and also together with the right in common with others, the way (forty feet in width) designated as "Private Right of Way" and the park and boat landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk of the Town of Charlestown in Plat Book 2 at page 11. Reserving to the grantors, their heirs and assigns, the rights to grant and assign the rights in the roads and ways, streets and telephone and electric poles and line cuts in the said land and the right to maintain the same. The grantors further reserve to themselves and their heirs and assigns the grantors for the convenience, gut and water mains sewer, and employ contractors for and supervising construction and or adjusting property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of furthering any purpose not at once contrary to the use of said easements.
