508 Warranty Deed WE, FRED E. KROKER AND ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid to us by Theodore A. Petersen and Rose S. Petersen, his wife, of P. O. Box 22, Wapping, Connecticut, as cited therein, grant, bargain, sell and convey, with Warranty Covenants the land situated lying and towering in the Town of Charlestown in the State of Rhode Island, laid out and delineated as Lot Four-Pound and Five hundred and Fifteen ($515) on that plat entitled, "OCEAN RIDGE Plat Five October , 1954 ) witnessed R. Easterly Engineer, which plat is on record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 3 at page 7" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker. Surveyed and delineated with the right to use the roads and streets as they are laid out upon the plat heretofore referenced be designated as "Private Right of Way" and the park both the landing and last designated as "Park and Beach Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Said office of the the Town Clerk Book in Charlestown in Plat Book 3 at page 27 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 84 at page 63). by these presents, for ourselves, our heirs and assigns, do grant and convey his and their rights to the roads in the streets, avenues and telephone, electric and telephone pole lines or conduits etc. along the roads and streets as they are laid out upon the plat heretofore referenced and we further grant and convey to the grantees, their heirs and assigns the right to use the common water and sewerage system of the subdivision as constructed or convened by us or our successors hereafter. The grantees hereby covenant and agree for themselves and for adjoining and adjacent property. The grantees further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of furthering the subdivision: The above described easement is conveyed subject to the following restrictions: (1.) There shall be no building erected upon any lot except in the center thereof. (2.) No building shall be erected closer than Twenty (20) feet from the boundary of the property or Eight (8) feet from the boundary of the road. (3.) There shall be no building erected on any lot except as designated from the front and rear boundaries of each parcel. (4.) There shall be no accessory buildings constructed for use of persons. (5.) All buildings constructed shall be for one family dwelling purposes only. (6.) No building shall be used for commercial purposes. (7.) No building shall be used for store, garage, gas station or similar purpose. (8.) No livestock shall be kept on any lot. (9.) No trailer, camper or mobile home shall be used for dwelling. (10.) No boat, car or other vehicle shall be parked on any lot except in a garage. (11.) No fence shall be erected on any lot except around the house. (12.) No fence shall be erected more than four feet high. (13.) No billboard or advertising sign shall be put up on any lot. (14.) No basement or accessory buildings shall be used for dwelling. (15.) No structure shall be erected on any lot except as provided herein. (16.) No structure shall be erected within twenty five feet of the boundary of any road. (17.) No structure shall be erected within ten feet of the boundary of any other lot. (18.) No structure shall be erected within ten feet of the boundary of any road. (19.)
