506 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Windham in the Commonwealth of Massachusetts, for consideration paid grant to LeRoy A. Bartlett and M. Jean Bartlett, his wife, as joint tenants, of 153 [?] road, grant to LeRoy A. Bartlett and M. Jean Bartlett, his wife, as joint tenants, of 153 [?] road, grant to LeRoy A. Bartlett and M. Jean Bartlett, his wife, as joint tenants, of 153 with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and defined as Lots Three-Hundred Sixty-Two and Three Hundred Sixty-Three (362, 363) on that plat entitled, "OCEAN RIDGE Plat 2" [?] in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted [?] July 1954 [?] Registered/Plat book is a record in the Office of the Town Clerk of the Town of Charlestown, Rhode Island at page 2 [?] together with the right to use the roads and streets as they are laid out upon the plat heretofore referenced and to also have and enjoy the right to use in common with others, the way (forty ft) in extent which is designated as "Private Right of Way" and the park and bust landing laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Open Park and Boat Landing" recorded in the said Office of the Town Clerk in Charlestown in Plat Book 2 at page 84 and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 84 at page 84. But reserving nevertheless, to these grantors and their heirs and assigns the right to install in the roads and streets, telephone and electric poles and lines con- ducted over the land, and to maintain the same. The grantors further reserve a right of ingress and egress over and across the premises for the purpose of servicing the land held hereby conveyed and for accessing and adjoining property. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation to whom the land is sold. The land heretofore described is conveyed subject to the following restrictions: (a) No building shall be erected on any lot except a one family dwelling house. (b) No building shall be erected on any lot except in Twenty (20) feet from any boundary of the parcel or Eight (8) feet from any boundary of the parcel as determined from the [?] of the building.
