Warranty Deed
Arthur W. KROKER and ETHEL W. KROKER, his wife, of Mansfield, in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Robert A. Vincent of 33 Mountain Street, Rockville, Connecticut
with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delineated as
Lot One Hundred Thirty-Six (136)
on that plat entitled, "OCEAN RIDGE Plat 2
July, 1954
of Charlestown, in Plat Book 2 at page 54
together, with the right to use the roads and streets as are laid out upon the plat heretofore referred to
and also together with the right to use in common with others, the way forty (40) feet in width, designated "Private Right of Way" and the plat heretofore
laid out and delineated as "Park and Boat Landing" recorded in the said Office of the Town Clerk of the Town of South Kingstown in said Plat Book
Town Clerk in Charlestown in Plat Book 2 at page 54
84 as page 62.
But reserving nevertheless, to themselves, their heirs and assigns the right to install in the roads and streets, telephone and electric poles and line on the
dune, gait and sandy areas, sewers, conduits and sewers for storm water and sanitary purposes or for any facility deemed convenient or necessary by the
service of the land heretofore conveyed and reserved to themselves, their heirs and assigns the right to use the said easements to any extent necessary
for the purpose of repairing any one or more of the aforementioned facilities.
The land heretofore described is conveyed subject to the following restrictions: (1) This lot shall be used for residential purposes only. (2) No building shall be
erected on this property or any part thereof that shall be intended for use as a store, hotel, motel, restaurant, boarding house, garage, gas station, or any
similar business. (3) No building shall be erected on this property or any part thereof that shall be intended for use as a rental property on the property less
than one year. (4) No building shall be erected on this property or any part thereof that shall be intended for use as a rental property on the property less
than one year. (5) No building shall be erected on this property or any part thereof that shall be intended for use as a rental property on the property less
than one year. (6) No building shall be erected on this property or any part thereof that shall be intended for use as a rental property on the property less
