503 Warranty Deed We, FRED E KROKER and ETHEL W. KROKER, his wife, of Mansfield in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to Louis Lepore and Carlotta E. Lepore [?], as joint tenants and not tenants in common, of 880 Tower Road, Charlestown, Rhode Island with Warranty Covenants the land situated and lying in the Town of Charlestown in the State of Rhode Island, laid out and delivered as follows Being three lots numbered three hundred sixteen (316) and three hundred seventeen (317) on that plat entitled, "OCEAN RIDGE PLAT Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and platted [?] July, 1954 by William R. [?] Engineer, which plat is at present in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8, together with the right to use the roads and streets as they are laid out upon the plat beforehand referred to and also together with the right to common use with the others, who own the party four (4) feet in width designated as "Private Right of Way" and the park lot beforehand laid out and designated as "Park and Boat Landing" upon that plat entitled, "Ocean Ridge Park and Boat Landing" recorded in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page 8 and in the Office of the Town Clerk of the State of Rhode Island, Department of Public Works. But reserving nevertheless, to our grantsors and their heirs and assigns the rights and rights to the ways and roads, streams and elbows, telephone and electric pole lines or conduits, gas pipes and water pipes, and any other facilities deemed convenient or necessary by some grantor for the said premises; the right of servitude for the land hereby conveyed and for adjoining and adjacent properties. The grantor reserve the right to assign the use of said easements to any person, firm or corporation by the said grantor. The land hereby described is conveyed subject to the following restrictions: 1.
