502 Warranty Deed We, FRED E. KROKER and ETHEL W. KROKER, his wife of Mansfield, in the County of Bristol in the Commonwealth of Massachusetts, for consideration paid, grant to John J. Felton and Mary C. Felton, his wife, of Norwood, Rhode Island, as joint tenants with Warranty Covenants the land situated and lying in the Town of Charlestown in the state of Rhode Island, laid out and delineated as Lot Two-Hundred and Twenty-Three (273) one lot plat entitled, "OCEAN RIDGE Plat Two" in the Town of Charlestown, R.I. Property of Fred E. and Ethel W. Kroker, Surveyed and plotted July , 1954 by W. Russell E. Easberry, Engineer, which plat is of record in the Office of the Town Clerk of the Town of Charlestown, in Plat Book 2 at page [?], together with the right to use the roads as are marked upon the plat and use the paths heretofore referred to and also together with the right to use the rights of way which are laid out upon the plat heretofore referred to and to use along with the neighbor with the right to use in common with others, the way which is designated as "Private Right of Way" and the park and boat landing laid out and delineated as "Park and Boat Landing" together with the right to use the facilities designated as "Ocean Ridge Park and Boat Landing" recorded in the said Office of the Town Clerk of Charlestown in Plat Book 2 at page 8A and in the Office of the Town Clerk of the Town of South Kingstown in said State in Plat Book 5A at page 82. Subject to the reservations, to themselves and their heirs and assigns the right to install in the roads and streets, telephone and electric poles and line conduits, drain, put and convey water, sewer and conduits for storm water and sanitary sewer and to maintain and operate such improvements or extensions as may be necessary for the purpose of the above mentioned rights. The grantors further reserve the right to assign the use of said easements to any person, firm or corporation for the purpose of furthering any one or more of the aforementioned utilities.
