251 To all People to whom these Presents shall Come. Know ye that I Joseph Burdick of [illegible] Long Island Long Island [illegible] his heir of the late Burdick Evan le Burdick Frederic George Burdick William Burdick all of the Western Burdick and Evan Burdick have here at the [illegible] Burdick late Charleston in the State of South Carolina. Know By These Presents That we the said grantors for and in consideration of the sum of seven hundred dollars in hand before the execution hereof well and truly paid by Robert Burdick Charleston [illegible] the receipt whereof we hereby acknowledge ourselves thereby fully satisfied and paid; and of part and of every part and parcel of thereof do execute remise acquit and discharge the said grantee his heirs and assigns forever to have and to hold a certain lot of land or paje situated in said Charleston containing by estimation one hundred and one square perches or there about all the buildings and improvements thereon bounded as follows: on the East by ground of Charles Burdick on the North by Marching pond Northwesterly by [illegible] brook Northwesterly by the highway a however otherwise described bounded on the South by [illegible] witnesseth that we the said grantors being of sound mind and intervening hereby conveying to the said Robert Burdick all our right title and interest in and to the farm known as the former homestead of the aforesaid Joseph Burdick To have and to hold the said granted and bargained premises with all the appurtenances privileges and commoditites to the same belonging or in any way appertaining to the said grantee his heirs and assigns forever to His and their only proper use benefit and behalf forever. And we the said grantors do covenant promise and grant for ourselves our heirs executors and administrators that we and our heirs and assigns that at the time of the execution hereof were the true and sole and lawful owner of the above enlarged premises and are lawfully seized and possessed of the same in our own proper right a good perfect and absolute estate of inheritance in fee simple and have in and of the same good right full power and lawful authority to grant bargain sell convey and confirm the said bargained premises in and to the said grantee and his heirs and assigns forever and that we and our heirs and assigns that at all times forever hereafter by virtue and force of these presents lawfully and peaceably and quietly have occupied our own possessions and enjoy the said demised and bargained promise with the appurtenances free and clear and freely and clearly and fully and absolutely shall and will warrant and forever defend the said grantee and his heirs and assigns against all and every person or persons whatever estate jointures dowries judgments executions and embracements of what name or nature whatever that in any measure or degree obstruct or make void this present deed. Furthermore we the said grantors his heirs executors and administrators do convent and engage the above demised premises to the said grantee his heirs and assigns against the claims of any person or persons whatever in warranty of conveyance warrant and plead by these presents.
