Said plat of cottage sites being on file at the Town Clerk's office in Charlestown, and is bound as described in said plat---COMMENCING at the northeastern corner of the land hereby conveyed at a stub in the ground and thence running east a distance of one hundred (100) feet to a nail in the ground thence northerly east a distance of one hundred (100) fifty (50) feet to a stub in the beach bank; thence westerly a distance of one hundred (100) fifty (50) feet to a stub in the ground; thence northerly a distance of one hundred (100) fifty (50) feet to point and place of beginning. Bounded on the north by land formerly of James A. Burdick; on the east by land now or formerly of Benjamin S. Banning; on the south by the Atlantic Ocean; and on the west by land formerly owned by William H. Casey. A right of way over and across the land of James A. Burdick is hereby granted. It is agreed and made a part of this deed that the grantor is not responsible for any wash-outs that occur. Being the same and all the same premises conveyed to Benjamin S. Banning and Clara E. Banning both of Providence, Rhode Island, deceased, by Albion Tatterall and Martha Jane Tatterall, by their deed dated August 4, 1924 and recorded in the Land Evidence Records of the Town of Charlestown in Book 21, Page 332. Said premises came to this Grantor as the sole heir-at-law of said Benjamin S. Banning and Morris A. Banning.
