394 WARRANTY DEED (Statutory Form) We, Violet W. Gosline, of Orangeburg, New York, Natalie B. Uhl, of Ithaca, New York, and Ruth R. Gilbert, of South Kingstown, Rhode Island, for consideration paid, grant to Albert E. Griffiths and his wife Lucy W. Griffiths, both of Port Washington, Nassau County, State of New York, as joint tenants and not as tenants in common, with WARRANTY COVENANTS The following described parcels of Real estate situate in the Town of Charlestown, County of Washington, State of Rhode Island, and described as follows: Parcel No. 1: a certain tract of land, with a dwelling house and other improvements located therein, bounded as follows: Beginning at the north- west corner of a white oak stump fence running south, thence westerly along the North- east corner of scrub-pine thicket and southerly along the Burning Hill Road, south- east corner of George L. [?] and the east end of a wall rare a rail fence joining James [?] called to, the east end of a wall rare a rail fence joining Harold H. Perkins; thence southerly on land of Perkins and furtherly on land of formerly As Macomer and land formerly of Courtenay to the north east corner of said land; thence easterly on land of Courtenay to the north east corner of said land; thence southerly on land of Courtenay erly on land said Carto to a fence and stones about 3 sticks and stones; westerly then once northerly on land of formerly As Macomer and Albert W. Statten and furtherly erly on land said Carto to a fence the first mentioned said bounding, reser- ving, however from said tract a right of way as now existed, reserving the tract the approximately twenty acres of land conveyed by deed dated December 13, 1935 and recorded in the Land Evidence Records of said Town of Charlestown in Book No. 26 at page 184 and reserving the right of way over and across said twenty acres reserved by the State of Rhode Island for relocation of South County Trail. Parcel No. 2: a certain tract of land containing by estimation twenty-five acres more or less and described as follows: Beginning at the southeast corner of said lot at a stake and stones and lastly from formerly of Jonathan & son, thence northerly bounding eastly on land of formerly and lastly from formerly of Kezian Nixon and Daniel Denaker; thence in the same course easterly bounding on said Green and Seker estates and furtherly on land conveyed by said Green and Seker and furtherly thence westerly bounding on northerly on said swamp & fence the news towards south to the end of a wall rare a rail fence joining a wall rail fence and stones to the end of the whole wall; thence easterly in a straight line to the place of beginning, or however otherwise the same may be bounded or described similarly to the manner of any said tract included in the description of Parcel No. 1 hereinbefore described. The hereby conveyed two Parcels of land being the same premises conveyed by Alfred L. Richard to Nathaniel G. Whitford by grant deed dated October 28, 1907 and recorded in the Land Evidence Records of said Town of Charlestown in Book No. 20, at page 314 May 1st, 1937, last conveyed to said Nathaniel G. Whitford as afore- said and less also the land taken by the State of Rhode Island for the highway as aforesaid. And we, said grantors, covenant that we are the ultimate devisees under the last will and testament of said Nathaniel G. Whitford and his sole heirs at law law; said will of Nathaniel G. Whitford having been probated in the Town of Charlestown, Rhode Island. And we, Ernest Gosline husband of Violet W. Gosline, Charles H. Uhl husband of Natalie B. Uhl, and Roland W. Gilbert husband of Ruth R. Gilbert, hereby re- lease of said premises all right of curtesy and all our other interests in the above described premises. WITNESS our hands this 25 day of Jan. A.
