555 and shall fully perform all the covenants, terms and conditions of this mortgage, as well as the note secured hereby, then this instrument, as well as the note secured hereby, shall be null and void. The Mortgagor further covenants as follows: 1. That he will promptly pay all sums which shall become due and payable according to the terms of the said promissory note. 2. That he will keep the premises unceasingly insured against loss or damage by fire and such other casualties as the Mortgagee may specify, in such company or companies as may be satisfactory to the Mortgagee, in an amount not less than Two Thousand Dollars ($2000.00), payable in case of loss to the Mortgagee by a loss payee clause, and will assign and deliver all such policies to the Mortgagee. 3. That he will pay all taxes, assessments, water rates, other and governmental or municipal charges, fines or impositions as may be levied upon said premises, or any part thereof or on the note secured hereby, and in the event that the Mortgagor shall not or the Mortgagee may pay the same, and all sums so advanced shall become part of the principal debt secured hereby and that he will promptly deliver the official receipts therefore to the Mortgagee. 4. That he will keep the premises in as good order and condition as they are now, and he will not permit or commit any waste, therefore, unreasonable wear and tear excepted. 5. That any policies of insurance on the premises herein conveyed shall be assigned and transferred, by note paid, to the Mortgagee, and shall be held by the Mortgagee as additional security hereto. If the Mortgagor fails to make any payments in respect of insurance premiums as herein provided for, or shall permit any insurance policy to lapse, or shall fail to pay any taxes, assessments, water rates, or other governmental or municipal charges the Mortgagee may effect such insurance or pay the same, and all sums so paid shall bear interest at the rate of six (6) % per annum from the date of such payment until paid, and such sums shall become immediately due and payable to the Mortgagee all sums so paid. If the premises covered hereby, or any part thereof, shall be damaged by fire or other casualty, the insurance money shall be held by the Mortgagee as hereinafter provided, the amounts paid by any insurance company pursuant to the said policies shall be applied by the Mortgagee to the payment of the principal and interest due or may be applied to the debt or loans, as the Mortgagee deems fit, and by the Mortgagee, and at its option, may be applied to the debts or loans, or be applied to the repairing or rebuilding of the premises. If there shall be a default in any of the above covenants, terms and conditions of this mortgage, or under the note secured hereby, then it shall be lawful for the Mortgagee, to sell, together or in parcels, all and singular the premises hereby granted, in full satisfaction of the redemption of said Hazard H. Burdick, the said Mortgagor, and the said Ella T. Burdick and their heirs, executors, administrators, successors over and assigns, and the proceeds of any such sale shall be applied to the payment of the purchase or purchasers at any such sale and no other purchase or purchasers shall be responsible for the payment of any such sum. The Mortgagee may sell the premises hereby granted, either as a whole or in parcels by publishing the name of at least once a week for three successive weeks in some newspaper of general circulation in the town where said premises are situated, a notice of the intention to sell the same, and the time and place for the sale of the same, and the description of the premises to be sold, and the name of the person or persons, or the attorneys or attorney of the Mortgagee and the said Ella T. Burdick for the payment of the purchase money, and the time and place for the payment of the same, and the name or names, or the attorneys or attorney of the Mortgagee and the said Ella T.
