330 STATUTORY FORM OF WARRANTY DEED. CHARLESTOWN ESTATES, INC., a corporation duly incorporated under the Laws of the State of Rhode Island and, having a place of business in the Town of Westerly, County of Washington and State of Rhode Island, for consideration paid grant to ARTHUR E PECKHAM, MARGHUERITA B PECKHAM, A AMELIA PECKHAM and KATHERINE H MCCARROLL, all of the Village of Peracetuck, Town of Stonington, County of New London and State of Connecticut, as joint tenants and not tenants in common, meaning to the severest, with WARRANTY CONVEYANCE. A certain tract or parcel of land located at Quonsetogue in the Town of Charlestown, County of Washington and State of Rhode Island, and shown as Lot #79 on a certain plan or plat entitled, "Sunnise Acres, property of Charlestown Estates, Inc." dated October 11, 1935, s = 1 scale 1 inch equals 60 feet, November, 1948, Rossit & Lewis, Engrs. Said plat being recorded in Land Evidence Book 24, page 111 in the Town of Charlestown, and described and bounded as follows: Beginning at the southwesterly corner of the parcel herein conveyed at a point on the southeasterly side of Ocean Avenue, so named, thence northerly thence easterly, along the northerly side of Ocean Avenue a distance of seventy-five (75) feet, then northerly a distance of one hundred and fifty-five (155) feet or however conveyed there unto, easterly a distance of one hundred and fifty-five (155) feet, then more or less to a point on a stone wall running northerly in a northeasterly direction thence southerly, along a stone wall a distance of seventy-five (75) feet, then more or less to the southwesterly corner of the parcel herein conveyed there unto, westerly a distance of one hundred and fifty-five (155) feet, more or less, to the point and place of beginning. Bounded westerly by Hoxie Avenue, so called, northerly and southerly by other lands of the grantor and easterly bounded by a stone wall. In consideration of the purchase price it is understood and agreed that the following rights, restrictions and reservations shall apply to and run with the land for a period of thirty years from November 1, 1948. The above conveyed premises shall be used for residential purposes only and as a site for only one residence of a class to be of a class to not less than two thousand (2,000) dollars, to be built not
