282 STATUTORY FORM OF WARRANTY DEED. CHARLESTOWN ESTATES, INC., a corporation duly incorporated under the Laws of the State of Rhode Island, and having a place of business in the Town of Westerly, County of Washington and State of Rhode Island, for consideration paid grant to WALTER F. THORP and LULU M. THORP, husband and wife, both of the Village of Pawcatuck, Town of Stonington, County of New London and State of Connecticut, as joint tenants and not tenants in common, meaning to survive the survivor, with WARRANTY CONVEYANCE, namely: A certain tract or parcel of land situated at Quonocutcong in the Town of Charlestown, County of Washington and State of Rhode Island, being part of that estate, entitled, "Sunnise Acres, Lots #1 and #12 on plat filed in the office of the Recorder of Deeds, "Sunnise Acres, Quonocutcong, Charlestown, R. I., scale 1 inch equals 80 feet, November, 1943, Book 23, page 103, Estate of Leon L. Roland," being a record copy of said Town of Charlestown, and bounded as described as follows, to wit: Beginning at the northeasterly corner of the parcel herein conveyed, at a point 50 feet on the easterly line of the public highway called thence easterly one hundred twenty-six and thirty-eight hundredths (126.38) feet to the easterly edge of the easterly curve of the public highway called thence turning a right angle and extending southerly one hundred fifty (150) feet to the southeasterly corner of the parcel herein conveyed, called thence on the northerly line of Lagoon Avenue 50 feet, called thence turning a right angle and extending westerly one hundred twenty-six and thirty-eight hundredths (126.38) feet along the northerly line of Lagoon Avenue 50 feet, called thence turning a right angle and extending westerly one hundred twenty-six and thirty-eight hundredths (126.38) feet to the beginning of an arc corner cut off by curve with a radius of twenty (20) feet, called thence northerly along the intersection with the easterly line of Hosie Avenue 50 feet, called thence turning a right angle and extending northeasterly on Hosie Avenue thence continuing along the easterly line of Hosie Avenue 126.38 feet to the point and place of beginning. Said parcel of land is bounded northerly and easterly by other land of this grantor and southerly by Lagoon Avenue, or called easterly by other land of this grantor. In consideration of the purchase price it is understood and agreed that the following restrictions and reservations shall apply to and run with the land for a period of thirty years from November 1, 1954. The above conveyed premises shall be used for residential purposes only and as a site for only one residence to be occupied by the owner, said residence to be of a class to cost not less than three thousand dollars, to be built no nearer Lagoon Avenue, on the south side than the building line of twenty (20) feet and not nearer the easterly line of Hosie Avenue than the building line of fifteen (15) feet, and no portion of any building erected on the lot shall be built in the rear, no detached garage or other building or buildings shall be erected thereon and all toilet and sanitary plumbing shall be connected to a septic tank or equivalent. Flush toilets are required. Consideration of the purchase price the grantees, their heirs, executors, administrators, trustees and assigns, licensees, guests and servants are granted a right of way to and across all the roads and streets of the said estate in common with all other owners of the rights of way or roads to the public highways and to cross and access all the times and for all purposes as shown on said plat for
