205 I, D. PAUL MCCARTHY, of the Town of Westerly, County of Washington, State of Rhode Island, for consideration paid, grant to ROLAND E. RICHARDS and EILEEN RICHARDS, husband and wife, and both of the Town of Charlestown, County of Washington, State of Rhode Island, as Joint Tenants and not as Tenants in Common, meaning to the survivor, with WARRANTY COVENANTS That certain parcel of tract or land, situated at East Beach, so called, in the Town of Charlestown, County of Washington, State of Rhode Island, and bounded and described as follows: Beginning at a point on the southerly shore of Charlestown Pond, at the northeasterly corner of the premises herein conveyed and at the northeasterly corner of property now or formerly of Pond Federal Bldg, by a line running southerly bounded, sore easterly by said Raithel land, a distance of 625 feet, more or less, until it meets the Atlantic Ocean, a distance 600 feet, running easterly, bounded easterly by the Atlantic Ocean, a distance of 100 feet, more or less, to the southeasterly corner of the premises herein conveyed and at the northeasterly corner of property now or formerly of Raymond Beckwith, or at thence running northerly, bounded northerly, bounded westerly by said Raithel land, a distance of 625 feet, more or less, until it comes to the shore of Charlestown Pond at the northeasterly corner of the premises herein conveyed and at a distance 100 feet, running easterly, bounded northerly by said Charlestown Pond, a distance of 100 feet, more or less to the point and place of beginning or however otherwise the same may be bounded or described. EXCEPTING, HOWEVER, from the above described tract that portion forty feet in width crossing said tract in an easterly and westerly direction now used as a driveway, right of way, and easement as now used and laid out and as shown on Assessors' Plat 4 on a file in the Town Clerk's Office, said Town of Charlestown. Said premises also being as Lots Nos. 9 and 10 on said Assessors' Plat No. 4. Meaning and intending to convey the same premises conveyed by deed of Howard E. Thorpe to this Grantor, said deed bearing date January 3rd, 1924 and recorded in the Record of Land Evidence, said Town of Charlestown, Book No. 21 at Pages 214 and 215. I, Virginia McCarthy, wife of the Grantor, release to said Grantees all my right of dower and all other interest in and to the aforesaid premises. WITNESS our hands this 30th day of July, 1954. D.
