198 STATUTORY FORM OF WARRANTY DEED CHARLESTOWN ESTATES, INC., a corporation duly incorporated under the Laws of the State of Rhode Island and having a place of business in the Town of Westerly, County of Washington and State of Rhode Island, for consideration paid grant to MORRIS F. FRAZIER of the Village of Pawcatuck, Town of Stonington, County of New London and State of Connecticut, and CLAYTON D. CORNELL of the Village of Ashaway, Town of Hopkinton, County of Washington and State of Rhode Island with WARRANTY CONVEYANCE: A certain tract or parcel of land located in the Town of Charlestown, County of Washington and State of Rhode Island, and shown as Lot #46 on a certified plan or plat recorded in the land evidence of "Sunrise Acres, property of Charlestown Estates, Inc., Quonocutong, Charlestown, R. I.," in book 20, page 113, said plan being recorded in the Land Evidence Records of said Town of Charlestown, and bounded and described as follows: Beginning at a point on the easterly line of East Beach Road, as called, said point being the southeasterly corner of the parcel herein conveyed; thence running southerly along the southerly line of Lot 45, south forty-one degrees and fifty-eight minutes northeasterly (54.50) feet to the beginning of an arc of a curve with a radius of twenty (20) feet; an arc of 45 degrees clockwise of thirty-one and ninety-three hundredths (31.93) running said curve a distance of thirty-one and ninety-three hundredths feet boundary line continuing easterly a distance of one hundred thirty-one and ninety-three hundredths (131.93) feet to the northeasterly corner of Lot 47; thence running southeasterly along the northeasterly line of Lot 47, running southeasterly a distance of seventy-five (75) feet to the southeasterly corner of Lot 47; thence running southeasterly along the southeasterly line of Lot 46, a distance of fifty (50) feet to the easterly line of East Beach Road and the point of place of beginning, said parcel lying south of Peabody Road, east of East Beach Road, and northerly by Peabody Road, easterly and southerly by other land of this grantor. In consideration of the purchase price it is understood and agreed that the advantage of following restrictions are imposed upon the land until 1960 and until such time for a period of twenty years from November 1, 1948: The above conveyed premises shall be used for residential purposes only and as a site for only one residence, said residence shall be of a class to cost not less than three thousand five hundred dollars ($3,500.00) and shall be set back from East Beach Road than the building line of twenty-five feet as shown on said plan and shall be set back from the northeasterly line of the property fifteen feet as shown on said plat, and no portion of any building erected on the shall approach the side lines or rear line of the property within five feet. All sanitary facilities such as flush toilets and all toilets and sinks must drain into a septic tank or cess pool. In consideration of the purchase price the grantors, their heirs, executors, administrators, assigns, licensees, grantees, successors and grantees are servants granted a right of way and access to and
